We use a 350 point checklist. We inspect items for installation issues and functionality of their intended purpose; as they pertain to the safety of the occupants and the condition of the building. The core items are:
Structural Systems - foundation, grading and drainage, roof covering and flashing, roof structure and attic, interior and exterior walls, ceiling, floors, interior and exterior doors, windows, fireplaces and chimneys, porches, balconies, decks and attached carports.
Electrical Systems - service entrance and panels, branch circuits, wiring, connected devices and fixtures, switches and receptacles.
Heating, Ventilation, and Air Conditioning Systems - heating equipment, cooling equipment, ducts and vents.
Plumbing Systems - water supply system, plumbing fixtures, drains, waste and vent pipes, water heating equipment, hydro-therapy equipment.
Appliances - dishwasher, food waste disposer, range, range hood, ovens, cook tops, built-in microwaves, trash compactor, bathroom exhaust fans and heaters, whole house vacuum systems, garage door openers, door bells and chimes, dryer vents, and other built-in appliances.
Optional Systems - (optional inspections) - lawn sprinklers, swimming pools and equipment, outbuildings, outdoor cooking equipment, gas lines, and fire protection equipment.
